Cost-effectiveness and solution focus when Skanska and Kiilto collaborate

Skanska and housing company Örebrobostäder are renovating and building a completely new block in central Örebro, Sweden. Kiilto is responsible for the overall floor leveling.

The Hållstugan block is a culturally significant block in the heart of central Örebro that is getting a major upgrade. Örebrobostäder is transforming the block into the city’s new meeting place with a grocery store, restaurants, a square, shops, a parking garage, and housing. Skanska was assigned the construction work, and the project began in 2021 with extensive demolition. 

Being a culturally significant site means it is unique and well-known, but also cramped and challenging for everyone involved in the construction process. Skanska’s Site Manager, Fredrik Meyer, can attest to this:

– This is a project where we need to proceed with caution. Older adjacent buildings, cultural significance, and tight spaces have clearly made it a major challenge. But it has gone well, thanks to a lot of planning, coordination, and close contact with our partners.

Proven collaboration and cost efficiency in floor leveling 

The Hållstugan block project is large. Skanska is building a new grocery store and premises for restaurants and shops on the ground floor, an underground parking garage, and four tower buildings that will house 90 rental apartments. When it was time to choose a partner for floor leveling, Kiilto was high on the list of candidates.

– We have worked with Kiilto before, and it has always worked well. Good products, competitive pricing, and previous experiences made it an obvious choice. The local subcontractors also make it a cost-effective overall solution in terms of logistics, explains Meyer.

Close collaboration with own subcontractors

Oskar Flaming, Project Manager at Kiilto, is involved daily in the Hållstugan block project. Kiilto is responsible for the overall floor leveling in both the shops and premises on the ground floor and the residential buildings, in close cooperation with the local and certified subcontractor KIGAB, Kumla Industrigolv & Byggservice AB. Kiilto always collaborates with its own experienced subcontractors, ensuring the overall cohesion and guaranteeing high capacity and quality.

– As Fredrik mentioned, this is a complicated project with tight spaces and tight schedules. It requires careful planning to bring in bulk and pump trucks to the area. I act as the central coordinator, liaising with both Skanska and KIGAB. We have had a good collaboration with Skanska’s project management for a long time, and I want to thank them for their continued trust, says Flaming.

–  Getting direct info when we encounter problems or being able to discuss details at short notice is invaluable. This is how we achieve the best possible end result, concludes Skanska’s Meyer.
